Terms of Service

These Terms of Service ("Terms") govern your use of Simple Landlord Tools at simplelandlordtools.com, including our free rental forms, the Landlord Portal, the Tenant Portal, and our mobile app (together, the "Service"). By creating an account or using the Service, you agree to these Terms.

Who Can Use the Service

You must be at least 18 years old to create a Landlord Portal or Tenant Portal account. You're responsible for the accuracy of the information you provide and for keeping your login credentials secure.

What the Service Provides

Simple Landlord Tools provides rental document templates (leases, notices, receipts, applications, and similar forms), an optional Landlord Portal for managing properties, tenants, and finances, an optional Tenant Portal for tenants invited by their landlord, and optional online rent collection through Square, a third-party payment processor.

Our document templates are provided as a convenience and are not a substitute for legal advice. Landlord-tenant law varies significantly by state and locality, and you're responsible for confirming that any document you generate or use complies with the law that applies to your property.

Accounts and Plans

The Service is offered on Free, Pro, and Elite plans, each with different limits on properties, tenants, and saved documents, and different included features. Plan details and pricing are shown on our Pricing page and may change over time; we'll always show current pricing before you're charged.

You can use the Landlord Portal to invite tenants and, on eligible plans, additional team members. You're responsible for what happens under your account, including actions taken by anyone you've invited.

Payments

Paid plan payments and tenant rent payments made through the Service are processed by Square. See our Payment Terms and Refund Policy for details specific to billing and refunds.

Acceptable Use

You agree not to use the Service to violate any law, harass or discriminate against tenants or applicants in a way that violates fair housing law, submit false information, attempt to disrupt or gain unauthorized access to the Service, or resell or white-label the Service without our written permission.

Tenant Accounts

A tenant account is created using an invite code from a specific landlord and is linked to that landlord's account. A tenant's access to their portal, rent-payment ability, and maintenance-request history is tied to that relationship, and a landlord can revoke a tenant's or team member's access at any time.

Your Content

You retain ownership of the property, tenant, and financial information you enter into the Service. You're solely responsible for the accuracy and legality of the content you create, store, or send using the Service, including documents you generate and messages you send to tenants or applicants.

Service Availability

We aim to keep the Service available and reliable, but we don't guarantee uninterrupted access. We may modify, suspend, or discontinue features of the Service, with notice where reasonably practical.

Disclaimer of Warranties

The Service, including all document templates, is provided "as is" without warranties of any kind, express or implied. We don't warrant that documents generated through the Service are legally sufficient for your specific situation or jurisdiction.

Limitation of Liability

To the fullest extent permitted by law, Simple Landlord Tools is not liable for indirect, incidental, or consequential damages arising from your use of the Service, including disputes with tenants, applicants, or other third parties.

Termination

You can stop using the Service and delete your account at any time by contacting us. We may suspend or terminate accounts that violate these Terms.

Changes to These Terms

We may update these Terms from time to time. If we make material changes, we'll update the "Last updated" date at the top of this page.
